HOW DOES AN ASSOCIATION KNOW IF WE ARE WITHIN STATUTORY COMPLIANCE?

It is the fiduciary responsibility for all members of an association to know basic responsibilities and rights under Florida statutes, along with the governing documents. Your Community Association Manager should always engage their own education resources. CAMS are not attorneys, but should remain connected with association representation to share important updates to 718 or 720. Board Officers should attend classes through their volunteer time along with their CAM's to ensure complete knowledge of compliance in many areas. Classes and training are normally free. Ask RAM how we can support both protective representation and up to date education  within statutory compliance.

WHAT CAN WE DO WITH CONFLICT ISSUES WITHIN OUR BOARD OF DIRECTORS?

It is common to have conflict issues within a BOD for many reasons. Your CAM should remain impartial to all officers while helping to navigate through important issues in the community. Rocket Association Management has the experience in a vast area of what could be stressful and conflicting responsibilities. Having a good Association Attorney can help in these many areas. State of the Union and Closed meetings are available to BOD members to talk about complicated situations. When a quorum has been established, the board has spoken, minutes are the final, and the end result and should be respected. OWNERS ARE NOT FOLLOWING THE RULES AND REGULATIONS, HOW CAN WE ENFORCE?

When is the last time the RR's were reviewed by an Attorney? It may be due for updates and/or strength to enforce upon owners equally. Did you know that Rules and Regulations are not considered a part of the governing documents anymore? This is why there should be Policys and Procedures written, adopted, updated, and disclosed to the members. Its is very important to have a clear written guideline for the association to follow. To better serve the needs of the association, the rules and regulations can be filed with the Clerk Of Court for better and fuller enforcement. WHY IS IT IMPORTANT AND WHAT CAN A RAM-CAM DO FOR OUR COMMUNITY?
